A new build can be finished to a high standard and still fail its walk-through, because what the client sees on the day is not the framing or the wiring — it's the film of drywall dust on top of the door casing and the sticker residue on the window glass. The final clean is what turns a completed site into a property somebody wants to accept.
It runs in a specific order, and the order matters. Debris and packaging go first: offcuts, boxes, banding, protective film, the spent caulk tubes that end up in every cabinet. Trying to detail surfaces before the bulk waste is out just moves dust from one place to another.
Then the dust, top down. Construction dust is not household dust — it's fine, it's abrasive, and it settles everywhere air can reach. Ceiling fans, door tops, casing, trim, the tops of cabinets and the inside of every cabinet and drawer. If you clean the floors before the high surfaces, you clean the floors twice.
Windows are where most punch lists come back from. Glass shows every smear under direct light, and the tracks and frames collect a gritty paste of dust and sealant that a quick wipe skips entirely. Labels and stickers need to come off the glass and the appliances without scoring either.
Fixtures and finishes next: light fittings and their trims, switch plates, vents and registers, hardware, and the appliances inside and out. Then the floors, which is why they wait until last — vacuum first to lift the grit, and only then wet-clean, so the grit doesn't get dragged across a brand-new finish.
Finally, walk it. Not a glance — a walk with the checklist, in the light the client will see it in. Anything that isn't right gets put right before anyone else has to write it on a list.
