Bring somebody down here from a drier state and the first thing they notice about the houses is the colour of the north-facing walls. That grey-green cast on siding, concrete and decking isn't road dirt settling — it's biological growth, and it's the reason a garden hose never quite fixes it.
Warm, humid, shaded, and rarely fully dry is close to ideal for algae and mildew, and coastal Lowcountry summers supply all four. Growth takes hold on the surfaces that get the least sun and stay damp longest: the shaded side of the house, the concrete under the tree, the north edge of the patio, the deck boards nearest the planting.
It matters beyond appearance. On wood it keeps the surface wet, which is how you get soft boards. On concrete and pavers it's slick as soon as it rains, which on a pool surround or a walkway is a genuine hazard. And on siding it holds moisture against a surface that was designed to shed it.
The instinct is to turn the pressure up. That's the mistake. High pressure will strip the growth and it will also fur up wood grain, drive water behind siding laps, blow out the sand between pavers and etch older concrete. Different surfaces want genuinely different settings — the pressure that a concrete driveway shrugs off will visibly damage a cedar deck.
Technique matters as much as the number on the machine. Work at a consistent distance and overlap the passes, or you get the striped look where the cleaned strips are obvious against the ones you moved past too fast. Keep the run-off away from planting beds and storm drains. And on wood, work with the grain, not across it.
Nothing prevents regrowth permanently in this climate — the conditions come back every summer. What a proper wash does is reset the surface without shortening its life, which is the part a too-aggressive job costs you.
